Sample reportA complete example, start to finish

This is the whole free check, for a facility that does not exist.

Sandbar Road Self Storage in Haddon Mill is invented. The town is invented. Every number below is an example of the kind of finding the check produces, not a measurement of a real business. Any resemblance to a real facility is coincidence. What is real is the format: this is what lands in your inbox, page for page.

Example All figures on this page are examples.

1. Twelve searches

Twelve searches a renter in Haddon Mill uses. "Map" is your position among the facilities listed under the map (the pack shows three). "Web" is your position among the organic web results on the first page. The holders column shows who sits above you, in order: orange for a publicly traded storage company or national operator, black for a listing marketplace or review site, gray for another local facility. "no" means not on the first page or not in the pack. Searches were run on October 22, 2026, from Haddon Mill. Example figures.

Tap or focus a row to read the note.

In four of twelve searches you are in the map pack's top three. In one you are in the top three web results, and that one is your own name. A publicly traded storage company's managed facility or a national operator is above you in eight searches; a listing marketplace is above you in eight. Nothing here is unusual for an independent facility in a town this size, and most of it can be changed.

2. Google Business Profile

  • Primary category"Storage facility". Should be "Self-storage facility", the category Google and renters use for what you do. Secondary categories to add: RV storage facility, Boat storage facility, Automobile storage facility. Remove "Moving supply store" unless you sell boxes from the office; you do, so keep it.
  • HoursProfile shows Monday to Saturday 9 to 5, Sunday closed. Gate hours (6 am to 10 pm, seven days) appear nowhere. Keep office hours as the main hours, add a first line to the description stating gate hours, and state them on the site. Holiday hours not set for Thanksgiving or Christmas.
  • Name"Sandbar Road Self Storage, Cheap Storage Units Haddon Mill". The words after the comma are a suspension risk under Google's guidelines. Change to the name on the sign.
  • PhotosSeven photos, five of them the office and the sign, two added in 2021. None of a roll-up door, a climate-controlled hallway, the RV spaces or the gate keypad. Add 20 taken on a clear morning; renters look for the door they will be opening.
  • ServicesNone listed. Add each unit size and type as a service with a one-line description, which is how the profile answers "do you have a 10x10".
  • Pin and addressThe pin sits on the far side of Sandbar Road, 300 feet from the gate. Moving it to the gate changes the distance Google measures for every renter. Address on the profile reads "2140 Sandbar Rd"; the site says "2140 Sandbar Road" and a marketplace listing says "2140 Sand Bar Road". Make them match.
  • DuplicateA second profile, "Sandbar Storage", unclaimed, at the same address with the old phone number, 34 reviews. Claim it and request a merge rather than deleting it; the reviews can come with it.
  • Reviews4.6 from 61 reviews, 9 of them in the last 12 months, last owner reply 14 months ago. The facility on Mill Street has 4.7 from 188 with replies within a week. The one-star review from June mentions "sold my stuff" and has no reply; a short, calm reply that does not discuss the account would help every future reader of it.
  • Sponsored listingsFor "storage units haddon mill" a national operator holds a sponsored listing inside the map pack, above the three rated facilities. Nobody local is running Local Services Ads; "Storage" is an eligible category, with pay-per-lead pricing and the Google Verified badge, if you ever want to.

3. Website

  • PagesFour: home, units, about, contact. No page for climate-controlled, 10x10, RV and boat, drive-up, Caldwell or Harlow County. The units page is one table with no sizes guide and no photos. Each missing page is a missing search.
  • RatesThe units page shows a 10x10 at $95 "web rate". The gate rate is $109, the marketplace shows $81 from a listing last updated in March. Three prices for one unit. The page should show today's rate and say whether a web rate applies, how long it lasts and what the admin fee is. California now requires the promotional duration and the 12-month maximum on the first page of new agreements.
  • ReservationsThe "Reserve" button opens a marketplace widget that charges you per move-in, even for renters who found you by name. Your management software has its own reservation page; the button should go there.
  • SpeedHomepage takes 6.8 seconds to show on a phone over a 4G connection, mostly a 4 MB header image and the widget. Target under 2.5 seconds.
  • What Google readsNo structured data. Adding SelfStorage markup with address, hours and phone takes an hour and removes any doubt about what the site is.
  • ConsistencyPhone number on the site is the old office line; the profile has the new one. Hours on the contact page are from 2023.
  • LinksEleven sites link to yours: the county chamber (paid membership; ask the chamber how its member links are marked), two marketplaces, the high school booster club you sponsor, a moving company in Caldwell. That is a good base for a facility this size.

4. The first 90 days, as we would plan them

  1. Profile corrections in week one: category, name, hours and gate line, services, pin, 20 photos, holiday hours, duplicate claimed and merged. We would expect the "near me" and "drive up" searches to move within weeks, not months.
  2. Review routine written and handed to the office: the same message to every renter after move-in, no incentive, no sorting; reply templates including one for the auction review. Reply to the 61 existing reviews that have none.
  3. Pricing page rebuilt so that the page, the profile and the gate agree, with the admin fee and any web-rate rule stated in plain words, once you confirm them in writing. Marketplace listing updated to the real rate or removed.
  4. Six unit-type pages: climate-controlled, 10x10, 5x10, 10x20, drive-up, RV and boat (with the drive time from the Lake Harlow ramp), each with a size guide, photos and today's rate.
  5. Two town pages, Caldwell and Harlow County, written from the facility's side of the road: distance, route, landmarks, which gate.
  6. Technical pass: image sizes, widget removed from the first screen, SelfStorage markup, phone and hours corrected everywhere, site speed under 2.5 seconds on a phone.

What we would leave alone

Your name and sign. Your rates, which are yours to set. The marketplace listing, if after seeing the per-move-in cost you still want it, as long as its rate matches yours. Your lien process and notices, which belong with your attorney. The management software and the tenant records, which we never need.

5. The fee for this plan

A real check ends here with the flat monthly fee for the plan above, in writing: no setup fee, no percentage, per-move-in or per-lead charge, and 30 days' notice from either side. This sample leaves the figure out, because the fee depends on the facility's size, unit types and towns.

Example Sandbar Road Self Storage, Haddon Mill, Lake Harlow, Caldwell and Harlow County are fictional. The positions, counts, rates and dates are examples of the findings a check produces and not measurements of any real business. A real check is prepared from public information only and sent to the owner, usually within two business days of the request.
